What counts as an emergency

Some plumbing problems can wait for Monday. These cannot:

• A burst or split pipe, or any water you cannot stop
• Sewage backing up into a tub, floor drain or toilet
• No water at all in an occupied home
• A hot water tank that has let go and is draining onto the floor
• A gas smell near a water heater or boiler — leave the building first, then call
• Any leak that has reached an electrical panel or light fixture

If you are not sure which category you are in, call and describe it. We would rather talk you through a situation that turns out to be minor than have you wait out something that is quietly destroying a subfloor.

Shut the water off first

Before anything else, close the main shut-off valve. In most Nanaimo houses it sits where the water line enters the building — a crawlspace, garage, or utility room near the front of the house. Older homes on the Island sometimes have the valve outside in a buried box near the property line.

For a failed hot water tank specifically, there is also a valve on the cold inlet at the top of the tank. Closing that stops the tank refilling while it drains.

It is worth finding your shut-off valve now, while nothing is wrong, and making sure it actually turns. Valves that have not moved in fifteen years have a habit of seizing at the worst moment.

What happens when you call

You reach a person, not a queue. We ask what is happening, where the water is coming from, and whether it is shut off. If there is something useful you can do before we arrive, we tell you on that call.

Then we give you a realistic arrival window and the rate before we dispatch. The plumber who shows up is a Waywest technician with a stocked van — not a subcontractor we found for the night.

Most emergency calls end with the immediate problem stopped and made safe. Sometimes the permanent repair needs a part that no one has on a Sunday, so we stabilize the situation, get your water back on where possible, and finish the job during regular hours at the regular rate.

The emergencies we see most on the Island

Poly-B failures. A great many Nanaimo homes built between the late 1970s and the mid-1990s were plumbed with Poly-B. It fails at the fittings, usually without warning, and often in a ceiling. This is the single most common burst-pipe call we take.

Cold snaps. The Island does not freeze hard often, which is exactly why pipes here are frequently run through uninsulated crawlspaces and exterior walls. A few nights below freezing in December or January reliably produces a run of burst-pipe calls.

Hot water tanks reaching the end. Most tanks last eight to twelve years here. They rarely announce themselves — they simply open up at the bottom and empty their contents into whatever room they are standing in.

Roots in the sewer lateral. Older neighbourhoods with mature trees get root intrusion into clay and cast-iron sewer lines, which shows up as sewage backing up into the lowest drain in the house.

After the immediate repair

Once the water stops, there is usually a second conversation worth having: whether this was a one-off failure or the first sign of a system near the end of its life. A single Poly-B fitting letting go generally means the rest of that plumbing is the same age and the same material.
